Some Baltimore County homes are taking longer, even with prices still holding

"My home will sell fast. It always does around here."

That is what a lot of sellers are still thinking. And in some parts of Baltimore County, they are right. But the picture is not the same everywhere. Some ZIP codes are moving slower than they were a year ago, and the gap is wider than most people expect.

Realtor.com reported that homes in the Baltimore metro area took 5 more days to sell in August 2026 compared to a year before. That is the broad trend. The Real Estate Data Aggregator shows what it looks like on the ground, ZIP code by ZIP code, for the three months ending July 31, 2026.

Realtor.com also put the median home price across the Baltimore-Columbia-Towson metro area at $375,000 in August 2026. That is the metro-wide number. Inside Baltimore County, the Real Estate Data Aggregator shows a wide range, from $274,900 in ZIP 21239 up to $805,000 in the Phoenix area.

One area stands out

The sharpest shift the Real Estate Data Aggregator recorded was in ZIP 21162, in the White Marsh area of eastern Baltimore County. The median days on market there hit 92 days. That is 51 days longer than the same three months a year before.

That is a long wait. And here is what makes it worth paying attention to: the median sale price in that same ZIP code rose to $537,500, up 14.4% from a year before, according to the Real Estate Data Aggregator. Prices held. The wait got much longer. Those two things can both be true at once.

Only 18.8% of homes in ZIP 21162 went under contract within two weeks of listing, the Real Estate Data Aggregator found. That is the lowest two-week contract rate in this data. A year before, it was nearly 10 points higher.

Days on market, across Baltimore County

ZIP 21162 is the extreme. But slower times showed up in several other parts of the county too. The Real Estate Data Aggregator counted these median days on market for the three months ending July 31, 2026.

Catonsville (21228) was the fastest part of this market. The Real Estate Data Aggregator put the median at 14 days, 5 days shorter than a year before. Nearly 3 in 4 homes there went under contract within two weeks. That is a very different story from ZIP 21162.

Where days got longer, and where they got shorter

Prices mostly held, even where timing slowed

Slower days on market did not always mean lower prices. The Real Estate Data Aggregator shows that in several ZIP codes where timing stretched out, sellers still got strong prices.

In Owings Mills (21117), median days on market rose by 9 days. The median sale price still came in at $400,000, up 1.5% year over year. In Reisterstown (21136), days were 8 longer, but the median price rose to $430,000, up 4.9%.

A few ZIP codes did see prices dip. In ZIP 21286, the median sale price fell to $385,000, down 12.5% from a year before, per the Real Estate Data Aggregator. In ZIP 21234, the median dropped to $312,650, down 5.3%. Those are real moves worth knowing about if your home is in either area.

What this means if you are planning a move

Realtor.com also reported that active inventory in the Baltimore metro area was up 19.2% year over year in August 2026. More homes on the market means buyers have more to choose from. That is one reason some homes are sitting longer.

The 30-year fixed mortgage rate averaged 7.03% as of September 24, 2026, according to Freddie Mac. That is still a real cost for buyers. It slows decisions. And when buyers slow down, sellers wait longer.

Some of those buyers are weighing renting instead. Realtor.com reported that the median asking rent for 0-2 bedroom units in the Baltimore-Columbia-Towson metro was $1,864 in August 2026, up 1.6% from a year before. Rents are still rising, just slowly. For buyers on the fence, that math still pushes many toward owning when the right home comes along.

None of this means the market is broken. In Catonsville (21228), the Real Estate Data Aggregator counted 62.7% of homes selling above list price in those three months. In ZIP 21212, more than half sold above list, and the sale-to-list ratio was 102.6%. Strong results are still happening. They just are not happening the same way everywhere.

In short
  1. Prices in most of Baltimore County held or rose through the three months ending July 31, 2026. But days on market crept up in most ZIP codes, and in one area, the wait jumped by 51 days.
  2. The right price and the right timing still matter.
  3. One ZIP code can tell a very different story from the one next to it.

That last point is the one I want to leave you with. A ZIP code average is a starting point, not your answer. Your street, your home's condition, your price point, those things shape the real number. I have seen two homes on the same road sell very differently in the same week.
